1- Decide that you want to be homeowner.
This is important because it will determine the time you will need to start taking actions to tackle your plan for your new goal.
2- Establish Financing
If you are buying your home cash, establish what will be you budget and the areas that will suit you and your family best. If you need financing seek the help of a lender. The lender will advise you in how you need to prepare to get qualified, the requirements to be filled, what to do and what NOT to do during this process which is very important.
3- Hiring the Broker
The broker is the company in which realtors and real estate agent work for. You might want to make sure that you are working with a licensed Realtor and not just a real estate agent. The Realtor is an active and paying member of the National Association of Realtors (NAR) and have access to the Multiple Listing Service (MLS), which will give them access to the local properties for sell from other broker offices, given the buyer a much better choice of available properties to choose from.
4- House Hunting
Once you have everything else in place now its time for house hunting. You will coordinate with your realtor a good time for you and the sellers to take a tour of the houses and pick the one that you love.
5- Submitting an Offer
Once you are ready to commit, your realtor will help you fill out a contract to purchase the house and submit it to the seller. The realtor will follow up for an answer from the seller, this could mean a rejection, a counteroffer, or an acceptance right away.
6- Home inspection and appraisal
You will want to have time to do a home inspection and a home appraisal. A home inspection deals with the condition of the house and the home appraisal deals with the value of the home.
7- Deposit
This is a sum of money given by a potential buyer to a broker or sales associate as earnest money or security for the performance of a contract.
8- Closing Day
This is the big day, also paperwork day! This is the day you will read and sign all the paperwork for the acquisition of the house. Make sure your appointment is early in the day, you are well fed and rested since this could take some time, especially if you are a first-time home buyer. 9- Get the Keys and get ready to Move
Once you are done with the process you have arrived at the finish line. Your contract will have given you a specific time on when is it okay for you to move in. Sometimes you have the keys and access to the property the same day of closing, sometimes it is a few days after. Get excited and enjoy your new house.
